Right for you

With such a wide variety of on and off-market properties available it may seem challenging to navigate the different types of survey available.

The Royal Institution of Chartered Surveyors (RICS) has three main types of survey.

The most basic is the Level 1 Condition Report. Consisting of an internal and external visual inspection, this survey identifies prominent defects and is best suited to modern properties.

The Level 2 ‘Homebuyer’ Survey is the most common type of survey in the UK, intended for conventional properties built from the 1930s onwards.

With a thorough inspection of all internal and external features as well as ‘key services’ like heating, electricity and drainage, the Level 2 Survey provides a colour-coded grading system indicating the urgency of any recommended repairs.

The Level 3 Building Survey is the most detailed and comprehensive survey available, and is suitable for historic, uniquely built and listed buildings. It is also used when undertaking major renovations.

It provides a comprehensive assessment of all accessible internal and external elements of the property and key services. It also assesses permanent outbuildings, cellars and garages.

Peace of mind

Although residential surveys are not a legal requirement in most of the UK, it is still strongly recommended to obtain one.

It is understandable that it may seem an unnecessary expense and a tedious administrative hurdle. However, conducting a residential survey can save you money in a number of ways.
