When is the Best Time to Sell Your Home?
One of the most common questions we are asked is “When is the best time to sell my house?” And it is a really difficult question to answer but today we will give it a go. When selling what is often your biggest asset it’s important to make it work for you, financially, but sometimes the financial constraints aren’t the only thing.
The Spring Market
I’m sure you will have heard mention of the Spring market. In property this tends to be the busiest market of the year. With most people wanting to show off their houses while there is a captive market and the garden is looking good. What’s more, if you agree a sale in Spring then it is a natural time frame to get things tied up for a move during the Summer months when weather is best and children (often a factor) are not at school.
There is a very strong argument to say that selling your house during the Spring market gives you the best opportunity to maximise the revenue from a sale.
The Autumn Market
The second most popular time to sell houses in the UK is in the Autumn. Children have gone back to school, you’ve had a chance to make plans, winter hasn’t yet set in and if things are handled in a timely manner you can move before Christmas.
It’s another good time to sell your house with lots of prospective buyers looking for their next home, and if you miss Spring then it’s as good a time as any.
The Rest of the Year
While targeting the peak markets is a tried and tested way of getting your house sold, there is an argument to try and sell when things are a little less busy. If you are looking to buy a house in the depths of winter, then you are a serious buyer. So, while there are less options available and serious buyers around it can be a good opportunity to sell without as much competition.
When selling outside the peak market, most people will try and avoid a digital presence. Giving access to buyers “off-market” means that you can test the waters while not tainting your property with an online presence which could be detrimental later. It’s important to choose an agent who will have access to potential buyers without online marketing, so make sure to pick one which sells similar houses year-round.
When’s Best?
While we have looked at the different times of the year, there is no one answer for everyone. What might work for one person might be completely unsuitable for someone else. People will put things off waiting for the “perfect” time to sell their home and move only to be scuppered by a war or other uncontrollable events which makes the timing less ideal.
The best time to sell your home is when it is right for you. The market moves, but if you are buying somewhere else then you will feel the market movements both when selling or buying.
